• Tips for booking a B&B: It is important to see photographs of the B&B you are inquiring about; speak directly to the B&B owner, both ensure that you will feel more confident & comfortable with the B&B you've booked into & more at home once you arrive.

• We accommodate early morning risings of horse folks, as well as dietary & any other needs of our guests as much as possible. Guests are welcome to smoke on our covered porch out-of-doors. **Dogs in residence, but not underfoot.**(see next page).
• Take advantage of the closeness to the city; relax, enjoy the swimming pool, the fields, the hiking trails & the many excellent restaurants in our area. Book one night or more & enjoy the peace & quiet of the countryside.

Check In/Check Out : Check in time noon onwards (or as arranged). Check-out: 11 a.m. Please mention any special time constraints when booking your reservation. Deposits preferred.
Cancellation : We ask for 1/2 deposit on the room rate, whenever time allows. Cancellations happen for many reasons & your deposit is transferable to another time within one year of your booking date. We appreciate that our guests sometimes need to change their plans.
